What Our Roof Cleaning Includes
Roof cleaning is where the wrong technique does real damage. High-pressure blasting strips the glaze off tiles, drives water under the laps and blows out the pointing along the ridge. We use a low-pressure soft wash with a treatment that kills the growth at the root, then let the weather do the rest of the work over the following weeks.

How the Job Runs
Roofs get inspected before they get cleaned. If yours is too brittle to walk or the pointing is already failing, we would rather tell you that than cause a leak.
1. Inspection & quote
We assess roof type, pitch, condition and how established the growth is. Some roofs need treating rather than washing. You get a fixed price and an honest read on condition.
2. Protect & prepare
Garden beds, rainwater tanks and sensitive plantings get covered or isolated. We disconnect tank inlets so treatment never enters your drinking water.
3. Soft wash
Low-pressure application across the whole roof, worked in sections so nothing dries before it has done its job. No blasting, no lifted tiles.
4. Clear & report
Gutters and downpipes cleared of fallen growth, surrounds rinsed, before-and-after photos sent through with any condition issues we found.
What It Costs
Roof cleaning is priced on area, access and how far the growth has gone. A lightly stained roof cleaned every few years is a very different job from one that has not been touched in fifteen.

One thing worth saying plainly: if your roof needs repointing, rebedding or restoration rather than cleaning, we will tell you and point you elsewhere. Gutter Revival WA does exterior cleaning. We do not do roof repairs, and we will not sell you a wash on a roof that needs a repair.
Why Roof Growth Is Worth Removing
Moss and lichen are not just discolouration. They are living organisms with root structures that hold water against your roof surface and work into the gaps.
Moisture retention
A moss mat holds water long after the rain stops. On tile, that water sits in the laps and works under the surface. On metal, it accelerates corrosion at the fixings.
Blocked drainage
Lichen breaks up and washes down into the gutters, where it combines with leaf litter into the sludge that blocks downpipes. Cleaning the roof and ignoring the gutters just relocates the problem.
Heat and appearance
A dark, growth-covered roof absorbs noticeably more heat than a clean one, and it is the single biggest thing dragging down the look of an otherwise well-kept house.

High pressure absolutely can, which is why we do not use it on roofs. Blasting a tile roof strips the protective glaze, forces water up under the laps and can blow out ridge pointing. We soft wash at low pressure with a treatment that does the work chemically rather than mechanically.
Some improvement is immediate, but soft washing keeps working. Dead moss and lichen weather off over the following four to eight weeks with normal rain and wind. A roof that looks patchy a week after treatment is usually behaving exactly as expected.
Yes. Metal roofs collect a different problem — airborne grime, salt deposit and tea-staining rather than heavy moss. They need a gentler detergent wash and careful attention around fixings and flashings.
We cover and pre-wet sensitive plantings, and rinse surrounding beds and paving afterwards. Occasional leaf-tip burn on plants directly under a downpipe is possible but uncommon, and we will flag it before we start if your garden is high risk.
We disconnect or divert the tank inlet before any treatment goes on the roof, and we do not reconnect until the roof has been rinsed and the first flush has run. If you rely on tank water for drinking, tell us at quote stage so we can plan it properly.
Most Perth roofs benefit from a clean every three to five years. Shaded, south-facing roofs under tree cover need it more often. Roofs in full sun on open blocks can go considerably longer.
We do not disturb asbestos-cement sheeting. Cleaning it mechanically releases fibres and it is genuinely dangerous. If your roof is asbestos-cement we will tell you and decline the work rather than take a risk with your health or ours.

Eventually, yes. Roof growth is driven by moisture, shade and airborne spores, and none of those go away permanently. A proper soft wash typically buys three to five years before it is noticeable again.
