Pressure Washing in Perth & WA

Commercial-grade pressure washing for the surfaces that can take it — and the judgement to use something gentler on the ones that cannot. Most exterior damage we see was caused by pressure washing done badly.

What Our Pressure Washing Covers

Pressure washing is a tool, not a service. The skill is knowing what pressure a surface will tolerate, and recognising the ones where pressure is the wrong answer entirely. We carry both high-pressure and soft-wash setups and choose per surface, per job.

How the Job Runs

Every job starts with deciding what pressure the surface will take. That decision is the whole job.

1. Survey the surfaces

We walk the property and identify what each surface is and what condition it is in. Hard surfaces get pressure; render, paint, timber and soft stone get a soft wash instead.

2. Protect

Power points, light fittings, garden beds, vehicles and anything that will not tolerate water are covered or isolated before we start.

3. Wash

Rotary surface cleaners on open hard areas for even coverage, hand wand into edges and detail, soft wash on anything delicate.

4. Rinse & report

Full rinse-down, run-off managed, site left tidy, and photos sent through with anything we noticed along the way.

What It Costs

Pressure washing is quoted per job after we know what surfaces are involved. A flat hourly rate tends to suit the contractor rather than the customer.

Combining work is where the real saving is. Setting up is a meaningful part of any job, so a driveway, patio and house wash booked together costs considerably less than three separate visits.

Where Pressure Washing Goes Wrong

We get called out to fix the results of bad pressure washing more often than we would like. The damage is almost always permanent.

Etched concrete

Holding a narrow jet too close to concrete cuts visible lines into the surface. Those stripes do not weather out. They are there for the life of the slab.

Water driven into walls

Aiming pressure up at render, into weep holes or under window seals forces water into the wall cavity. The result shows up weeks later as internal damp, and nobody connects it to the wash.

Stripped and furred timber

High pressure on decking or fencing tears out the soft grain and leaves a raised, furry surface that holds dirt worse than before and weathers rapidly.

Pressure Washing FAQs

Pressure washing removes dirt with mechanical force. Soft washing applies a cleaning solution at low pressure and lets chemistry do the work. Hard surfaces like concrete suit pressure; roofs, render, paint, timber and soft stone need soft washing or they get damaged.

In the wrong hands, easily — etched concrete, stripped paint, furred decking, water forced into wall cavities. That is precisely why we assess each surface first rather than running one pressure setting across an entire property.

We normally connect to your outside tap, which is the standard arrangement. If the property has no usable water supply, tell us at quote stage so we can plan for it.

Our equipment is petrol-driven, so no. We only need water access and clear access to the work.

We direct it away from stormwater and into garden beds or lawn where the site allows, and work within Water Corporation guidance. On commercial sites with trade waste requirements we will discuss containment before quoting.

Yes, at soft-wash pressure. High pressure on paint strips it, and on older homes it can disturb lead-based paint, which is a genuine health issue. Painted surfaces always get the gentle treatment.

A standard driveway is often a couple of hours. A full property — driveway, paths, patio and house wash — is usually most of a day. We give you a realistic window with the quote rather than a vague morning-or-afternoon.

No, provided we have access to the areas being cleaned and to a tap. We send photos on completion so you can see the result without needing to be there.
