What We Handle Commercially
Commercial work is a different job from residential — not because the cleaning differs, but because the access, scheduling, documentation and liability do. We work outside trading hours where required and provide the paperwork without being chased for it.
- Strata and apartment complexes — common areas, carparks, walkways and bin stores
- Retail frontages, awnings, entries and customer carparks
- Warehouse and industrial hardstand, loading docks and roller doors
- Schools, childcare and community facilities, scheduled around term and hours
- Office buildings — entries, cladding, glazing surrounds and pathways
- Gutter and downpipe clearing across large or multi-building sites
- Solar array cleaning on commercial rooftop systems
- Scheduled maintenance contracts — monthly, quarterly or annual
How the Job Runs
Commercial jobs live or die on planning. We do the site assessment and documentation properly before anyone turns up with a hose.
1. Site assessment
We attend site, scope the work, identify access constraints, water sources, trading hours and any hazards. You get a written scope, not a verbal estimate.
2. Documentation
Certificate of currency, safe work method statements and risk assessment provided before the job. Inductions completed where your site requires them.
3. Scheduled works
Work performed in the agreed window, including early mornings, evenings or weekends where trading hours require it. Public areas managed with signage and exclusion.
4. Sign-off & records
Completion photos and a record of works for your building file. On maintenance contracts, the same record every visit so the history is there.
What It Costs
Commercial pricing is per site after assessment. Standard residential rates do not translate, because the constraints are different.
- Total area and the mix of surfaces across the site
- Access constraints, height, and whether elevated work platforms are required
- Whether works must occur outside trading hours or on weekends
- Traffic and pedestrian management requirements in public areas
- Trade waste and run-off containment obligations on the site
- Frequency — scheduled maintenance contracts are priced below one-off visits
For strata and facility managers, the scheduled maintenance route is almost always cheaper and easier than reactive one-off cleans. The site never gets far enough gone to need a heavy restoration clean, and you get a consistent record of works for the building file.
Why Commercial Exteriors Get Neglected
Exterior cleaning is easy to defer because nothing breaks. The costs show up elsewhere.
Slip liability
Algae on a shaded commercial walkway or carpark ramp is a public liability claim waiting to be filed. Documented, scheduled cleaning is part of demonstrating you took reasonable care.
Blocked commercial gutters
Box gutters and large roof areas hold enormous volumes of water. When they block, the overflow goes inside the building — into stock, plant or tenancies — and that is a very expensive afternoon.
Tenant and customer perception
A stained entry, dirty awning and green carpark tell customers and prospective tenants how the building is run. It is the cheapest lever available on how a property presents.
Commercial Cleaning FAQs
Yes. Early mornings, evenings and weekends are routine for retail and hospitality sites. Tell us the window at assessment and we schedule to it.
Yes — certificate of currency, safe work method statements and a risk assessment before works begin, and we complete site inductions where required.
Yes, and it is a lot of what we do. We work with strata managers and councils of owners on scheduled programmes, with a consistent record of works each visit for the building file.
Work areas are signed and cordoned, and we sequence the job so access is maintained. For carparks we typically work in stages so the whole area is never closed at once.
We identify obligations at assessment. Where a site has trade waste requirements or discharge restrictions, containment and disposal are scoped and priced into the job rather than ignored.
Up to the height our access equipment safely reaches. Beyond that a site needs rope access or an elevated work platform, and we will tell you plainly if your building is outside what we should be taking on.
Yes — monthly, quarterly, six-monthly or annual. Scheduled work is cheaper per visit than reactive cleaning and keeps the site from ever getting to the point of needing a heavy restoration clean.
Commercial jobs need a site visit. Call us or send an enquiry with the address, the scope you have in mind and any access constraints, and we will arrange an assessment and provide a written scope and price.
