What a Full House Wash Includes
House washing is soft washing, not pressure washing. Walls, render, paint and cladding will not tolerate high pressure — it strips finishes and forces water into the building. We apply a cleaning solution at low pressure, let it work, and rinse it down.

How the Job Runs
A house wash is methodical rather than dramatic. Working top down, section by section, so nothing dries before it is rinsed.
1. Walk the house
We check the wall finish, look for existing render cracks, failed seals or flaking paint, and flag anything that needs care. Water goes where cracks let it.
2. Protect & prepare
Power points, external lighting, air conditioning units, garden beds and outdoor furniture covered or moved. Windows closed and checked.
3. Soft wash top down
Solution applied low to high, then rinsed high to low, working in sections so the surface never dries mid-treatment. Cobwebs and mould cleared from eaves as we go.
4. Detail & rinse
Entry, windows and fittings detailed by hand, surrounds rinsed, site left tidy and before-and-after photos sent through.
What It Costs
House washes are quoted on the size and height of the building and the wall finish. Two storeys is more than twice the work of one, because access changes.

The most common combination is a house wash with a driveway and patio clean on the same visit. Because setup and travel are already covered, booking them together is considerably cheaper than three separate jobs.
What Grows on a Perth House
Perth conditions produce a specific set of exterior problems, and they concentrate on the elevations that get the least sun.
Mould on the south wall
The southern elevation gets little direct sun and stays damp longest. That is where the green and black film establishes first, and it spreads outward from there across the render.
Coastal salt film
Anywhere near the coast, airborne salt deposits on walls and windows and holds fine dust against the surface. It dulls paint and accelerates corrosion on metal fittings and fixings.
Red dust and cobwebs
Summer easterlies coat everything in fine red dust, and eaves and window reveals collect spiders year-round. Both are straightforward to remove and make an immediate difference.
House Washing FAQs
Not at soft-wash pressure, which is what we use on walls. Damage comes from people treating a house like a driveway — high pressure strips paint, blows out render cracks and drives water into the wall. Walls should never be high-pressure washed.
We clean the frames, sills and external ledges as part of the wash, and the glass gets rinsed. That is not the same as a detailed window clean with a squeegee finish — if you want streak-free glass, book a window cleaner as well.
Beds along the walls get pre-wet and rinsed afterwards, which dilutes anything that reaches them. Tell us about anything precious, newly planted or edible and we will cover it properly.
Yes. We use extension equipment and low-pressure application from ground level for upper storeys wherever possible, which is both safer and gentler than working off ladders at height.
On shaded elevations it will return eventually — the conditions that grew it are still there. A proper soft wash that kills it at the root rather than just rinsing the surface typically keeps it away for two to three years.
Yes, at low pressure. Timber weatherboard in particular needs gentle handling, and we work with the boards rather than across them to avoid forcing water behind the laps.
Close all windows, bring in anything on the sills, and move outdoor furniture and pot plants away from the walls if you can. If you cannot, we will move them.
A single-storey home is typically half a day. A double-storey with heavy mould is usually a full day. We give you a realistic window with the quote.
We will spot it on the walk-around and tell you before we start. Washing a cracked wall risks driving water into it, so on badly cracked render we will either work around the area at very low pressure or recommend you get it repaired first.
